  • 5 Reasons Homes Don't Sell

    Of course, price is can overcome all other issues.  At least here, maybe not in Detroit....

    As far as ineffective marketing, the internet is now king.  If you are not on the internet past the MLS, you're missing out.  As e-PRO certified I know how to market both on and offline.   I will list a property with a minimum 32 hi-res photos, enhanced featured listing on my own website, enhanced listing and priority placement on Zillow, 1 HD and 1 SD videos posted online, its own website AND address, 2 different digital brochures/e-flyer, weekly posting on craigslist  and syndication to 100s of websites.  Extra options include:  enhanced listings Realtor.com, Trulia and other prominent sites, online floor plans and 3D virtual tours, and multiple professionally edited video presentations.

  • Top 10 states for foreclosure

    Illinois is sitting at #7 according to this Bankrate.com article which probably gets these numbers from RealtyTrac.  Also from RealtyTrac, in Illinois there were 16,422 properties getting foreclosure notices (at least 3 months behind on mortgage payments) in November 2009.  This is over a 100% increase from 2008 November and is the third highest volume in the county.

  • The “I Shop Crystal Lake” Program

    This is the second year I remember seeing this.  I don’t know if it was done before. 

     If you buy a new or used car from July 1st to December 31st from a Crystal Lake auto dealer, you can get up to a $250 gift certificate.    It’s anywhere from $50 to $250 depending on the price of the car, but it has to be at least $10,000. 

    There was a Back-to-School $30 gift certificate program that is over and there will be a holiday program starting November 27th.  It is the same as the other programs, where you spend $300 at local retails, you can get a $30 gift certificate mail-in rebate.

  • Construction of Crystal Lake Recreation Area Underway

    Construction on the new area has begun and is expected to be completed by sometime in 2010.  The old Vulcan Lakes quarry will soon be a public lake and beach area.  I hear that the lakes have not been fished and there are rumors of some whoppers living in there!

    Coming up this Sunday, Nov. 22 from 10 to 5 is McHenry's downtown xmas walk.  There is also the 1pm Toys for Tots parade and then the tree lighting ceremony at Veterans park afterward.

    The McHenry Toys For Tots Christmas Parade features a Marine Color Guard and a number of floats plus the man everyone is looking forward to seeing... Santa!  Last year's parade had over 350 motorcycles and each participant donated a toy to the U.S. Marine Corps Reserve Toys For Tots Program.

    The Parade begins on Main Street by the railroad station then east along Main to Green St., north to Pearl, east to Riverside Dr., north to Broad St., and west to Veterans Park.

    Spectators are urged to bring at least one "new" unwrapped toy for a girl or boy to hand to the parade riders or to bring to the Marine ‘s collection point at Veterans Park. These toys will stay in our community and be distributed to low-income families in the McHenry Township area through the Toys For Tots Program.

    After the parade, be sure to visit Santa in the gazebo in Veterans Park. At dusk, the festivities will end in the park with the Christmas Tree Lighting Ceremony.

    Everybody loves a parade! Especially when that parade is bringing gifts to those in need.

    More than 300 motorcycles are expected to bring toys to needy families in the area at the Toys for Tots Parade. The parade begins at 1 p.m. Nov. 22.

    Visit with Santa in the Veterans Memorial Park gazebo. Shop the quaint downtown and ride the trolley, enjoy the horse drawn hayrides and conclude with the lighting of the tree at Veterans Park at 5 p.m.

    Multiple bills have been introduced in the House and Senate looking to increase and/or extend the $8000 first-time home buyers tax credit.  One bill proposes to up the credit to 15,000 and make it available to any home buyer.

    McHenry County Seeks Public Comment on 2030 Comprehensive Plan


    The McHenry County Regional Planning Commission is seeking public comment on the first draft of the McHenry County 2030 Comprehensive Plan. When completed, the plan will establish a long range vision for the development and redevelopment of the County and for the preservation of the County’s valued natural resources. The final plan will serve as a general guide to regional policy and decision making for the next two decades.
    County residents, municipal and township officials, and other community leaders are invited to attend one of four interactive workshops to be held June 26th, 29th, and 30th. Each workshop will provide an opportunity to review and comment on each of the plan’s six chapters: Community Character and Housing; Agricultural Resources; Greenways, Open Space, and Natural Resources; Water Resources; Economic Development; and Infrastructure. The Regional Planning Commission will conduct additional meetings to gather comments on the Future Land Use Map component of the plan, which has not yet been completed. The County Board will also conduct public hearings prior to final adoption of the plan, which is anticipated this fall.

    Each workshop will feature an overview presentation of the draft plan and an opportunity to engage in roundtable discussions with other participants and members of the Regional Planning Commission. Participants are encouraged to stay for the entire two hour workshop in order to fully contribute to the process. Morning, afternoon, and evening workshops are scheduled in order to accommodate broad participation. The workshop times and dates are:

    Friday, June 26th, 1:00-3:00 PM

    Monday, June 29th, 6:00-8:00 PM

    Tuesday, June 30th, 8:30-10:30 AM

    Tuesday, June 30th 7:00-9:00 PM

    All workshops will be held in the County Board meeting rooms of the McHenry County Government Center, located at 667 Ware Road, Woodstock, IL 60098. Advanced reservations
    are requested in order to ensure adequate seating is provided. Participants can register online on the 2030 Plan website www.mchenrycounty2030plan.com or by calling (815) 334-4560 ext. 1.
    Participants are encouraged to review the draft plan in advance of the workshops. The plan is available for review on the 2030 Plan website; at the McHenry County Government Center in the Department of Planning and Development; and at public libraries throughout the County.

    Comments on the draft plan can also be submitted via email to 2030plan@co.mchenry.il.us or in writing to: McHenry County 2030 Plan, Department of Planning and Development, McHenry County Government Center, 2200 North Seminary Avenue, Woodstock, IL 60098. All comments must be received by 4:30 PM, Friday, July 10, 2009.
